In addition to the Letting service we provide the following services under our management service.
- Carry out an inspection of property to determine Advised Letting Value.
- Market/Advertise the property.
- Show property to prospective tenants.
- Provide comprehensive reference check of suitable tenant applications.
- High quality Photographic Inventory
- Collect security deposit and 1st months rent
- Prepare Tenancy Agreement (Lease) and execution of same.
- Go through Lease clauses and House Rules to tenants.
- Utility Transfer - facilitate utility transfers from landlord to tenant.
- Go through the operational aspects of the property with tenant, access, waste collection, heating etc……
- Register the tenancy with the Residential Tenancies Board on behalf of the Client.
- Set up a monthly Standing Order between both Landlord(s) and Tenant(s) for the payment of rent.
- Endeavour to achieve the best possible rent in the shortest time possible.
- Rent Collection and transfer electronically to client each month.
- Issuing monthly remittance via our letting software.
- Carry out regular inspections of the property, issuing a photographic report to the landlord after each inspection.
- Act as the point of contact for tenants in relation to all repairs and maintenance and arrange as necessary repairs and maintenance.
- Keep Landlord fully apprised of any issues that may arise during the tenancy.
- In house maintenance team plus extensive fully approved contractors list for all eventualities.
- 24/7 tenant support for emergency situations.
- Advise Landlord on Rent Reviews due.
- Keep Landlord advised on minimum standards obligations
- Provide a detailed check out report to the client when the tenant is vacating.
